About this course

First registration can present a range of challenges for conveyancing practitioners, from determining when registration is compulsory to selecting the correct application route and ensuring all necessary documentation is in place.

In this webinar, David Soden, Solicitor, Lecturer & Tutor at The Law Society, guides practitioners through the first registration process in the Land Registry. The presentation considers the Registration of Title Act 1964, when compulsory first registration applies and the principal exceptions practitioners should be aware of.

David examines the different requirements for Forms 1, 2 and 3, together with the supporting deeds, searches, Statements of Title and maps required when preparing an application. The webinar also addresses common queries and troubleshooting issues, converting an existing leasehold folio title and the practical considerations arising where a property is being sold while first registration remains pending.

With a strong practical focus throughout, the presentation is designed to help practitioners prepare first registration applications accurately and navigate some of the common issues that can result in queries, rejection or delay.
